The heart of
the Valley
From South of Ventura estates to Magnolia Park charm — Sherman Oaks has something at every price point. I’ll help you find the right fit.

I’m Matt Bissell
I live and work in the Valley and track Sherman Oaks pocket by pocket. My planning background means I look at zoning, lot potential and where the neighborhood is headed — and I stay with you from the first tour through closing.
What Sherman Oaks is like
Sherman Oaks is the Valley’s crossroads: the 405 and 101 meet here, Ventura and Sepulveda Boulevards anchor a busy commercial core, and the Galleria and Ventura Blvd restaurants keep it lively. South of Ventura, flat estate streets give way to Dixie Canyon’s winding hillside.
It’s one of the Valley’s most active markets, with a wide range of housing — from condos near Hazeltine to large single-family homes south of the Boulevard — which makes it a natural first stop for buyers comparing neighborhoods.
Know the micro-market
South of Ventura
Premium estate area. Flat, tree-lined streets. The most sought-after addresses in Sherman Oaks.
Magnolia Park
Walkable vintage charm near Magnolia Blvd shops and cafes.
Hazeltine / Kester
The entry point. Condos and smaller SFRs for first-time buyers and rental investors.
Dixie Canyon
Hillside character, canyon living and Dixie Canyon Community Charter access.
Ranges are illustrative, based on general recent activity — not an appraisal. Ask for current comps.
What’s shaping Sherman Oaks
- Sepulveda Pass transit. Metro’s Sepulveda Transit Corridor project is studying a high-capacity rail link between the Valley and the Westside. It’s in the planning phase — worth watching, not pricing in.
- Ventura Blvd rules. The Ventura/Cahuenga Boulevard Corridor Specific Plan governs the commercial frontage, keeping the Boulevard at a human scale.
- Condo corridors. Multifamily-zoned blocks north of Ventura are where entry-level ownership and small-investor opportunities cluster.
Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
