Classic Valley elegance next door to the studios — quiet streets, mature trees and some of the most distinctive homes in the Valley.

I’m Matt Bissell
I live and work in the Valley and track Toluca Lake pocket by pocket. My planning background means I look at zoning, lot potential and where the neighborhood is headed — and I stay with you from the first tour through closing.
What Toluca Lake is like
Toluca Lake is small, leafy and historic. The private lake and Lakeside Golf Club sit at its center, and Riverside Drive’s Toluca Lake Village gives it a true neighborhood main street. Warner Bros., Universal and Disney are all minutes away, which has shaped who lives here for nearly a century.
Homes range from lakeside estates and 1930s traditionals to updated ranches on the quieter interior streets. Turnover is low, so good homes are often spoken for quickly.

What’s shaping Toluca Lake
- Two cities. Most of Toluca Lake is in Los Angeles, but a slice lies in Burbank — different permitting, rules and services. Check which side a home is on.
- Village scale. Riverside Drive’s low-rise village character is a big part of the value; I watch any changes along the corridor closely.
- Studio proximity. Studio expansions nearby can affect traffic and demand — both good and bad for specific blocks.
Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
