I’m Matt Bissell

I live and work in the Valley and track Studio City pocket by pocket. My planning background means I look at zoning, lot potential and where the neighborhood is headed — and I stay with you from the first tour through closing.

The neighborhood

What Studio City is like

Studio City sits where the Valley meets the hills: flat, tree-lined grids around Ventura Boulevard and Tujunga Village, then canyon streets climbing toward Mulholland. It’s named for the studio lot that’s still here on Radford Avenue, and the entertainment-industry roots show in the neighborhood’s mix of character homes and new architecture.

Buyers come for walkability, the trailheads at Fryman Canyon and Wilacre Park, and school options including Carpenter Community Charter. Inventory is thin and well-priced homes move quickly, so pocket-level pricing matters more than zip-code averages.

Planner’s notes

What’s shaping Studio City

  • Ventura Blvd rules. The Ventura/Cahuenga Boulevard Corridor Specific Plan shapes what can be built along the Boulevard — height, use and parking — which protects the village scale buyers pay for.
  • Hillside homes. Lots south of Ventura often fall under LA’s Baseline Hillside Ordinance, which caps buildable square footage by slope. Worth checking before you price in an addition.
  • The river. The LA River greenway along Studio City is part of the long-term river revitalization effort — a quiet, real amenity for the blocks nearby.

Project timelines change. I separate approved projects from proposals and verify status against city and Metro sources before advising on a deal.
